July 2025 Edmonton Real Estate Market Update

Summer is in full swing now, and there has been a noticeable move into the summer market in the last few weeks.
As a combination of more options for buyers pouring into the market and seasonal buyers having already made their decisions on homes to move into by mid-summer, we continued to see a softening in the market throughout June. Inventory saw almost a 4% increase from May, which led us to 2.4 months of supply as we get increasingly closer to a more balanced market, which would be 3+ months of supply available to buyers. This is due to our annual sales numbers being on par with last year but with a 15.8% increase in listings on the market.
Prices continued a very small pullback in June, with an average 1% decrease over the month, which comprised -1.8% in detached, -1.2% in semi-detached, -1.9% in apartment condos, and no price change for townhomes. Overall, this puts prices still up 4.9% from June 2024. Homes are also selling at a similar pace to last year, with an average of 31 days on the market now vs. the 30-day average this time last year.
Should buyers or sellers be concerned with the market in Edmonton right now? The short answer is no. Edmonton is still arguably one of, if not the hottest markets in Canada right now, and as we move into the summer months (June–August), it is very normal to see everything level out or even see small pullbacks month over month as families take vacations or investors have already deployed a lot of capital in the market to already be controlling properties by this time of year to ensure their rental listings are active during the June–August months. Both buyers and sellers have advantages working in this market, and as it approaches a very balanced market, buyers have lots of opportunities to go through to find a deal, and sellers are still in an environment where the best-positioned homes will sell, as the rolling average for sales is at one month as of right now.
