June 2025 Edmonton Area Real Estate Market Update

May was another busy month in Edmonton, and I can confidently say that people were actively listing and selling their homes. For my clients, it was the busiest month I’ve had, assisting the most clients with transactions. Citywide, the market also remained strong compared to earlier in the year. However, we’re seeing an 8% pullback from last spring, despite listings being up 16% compared to 2024.

With more new listings hitting the market this spring and a slight reduction in actual sales, we’ve seen a welcomed and healthy increase in active inventory—up to over 6,500 homes by the end of May. This translates to just over two months of supply. While this still qualifies as a seller’s market (under three months of inventory), I’ve started advising clients that we’re trending toward a more balanced market as summer approaches. Typically, from June through August, sales tend to ease slightly, while listings remain steady. This shift could push the sales-to-listings ratio closer to balance.

Home prices in Edmonton are following a similar trend to last month’s update, with a slight decrease in the median home price from April—despite homes selling, on average, five days faster than at this time last year. The median price is down 0.4% from April, with only the semi-detached segment seeing a 2.4% increase. Over the past 12 months, average price gains have hovered between 5%–6%, though most of that growth occurred in the latter half of 2024. Prices so far in 2025 have remained relatively flat.

So, where does this leave buyers and sellers heading into summer? For sellers, as buyer demand levels off and competition increases, having a strong pricing strategy is critical to avoid sitting on the market. Most homes are still selling in under 30 days. Any listing sitting longer is likely overpriced and may need a price adjustment to attract offers. For buyers, more selection is expected in the coming months as more sellers list their homes. However, it’s important to act fast: the best listings are still selling quickly. Sellers are motivated to accept well-written offers and are no longer expecting multiple bids like they were last year—or even two months ago—so the first strong offer is often the winning one.
