May 2025 Edmonton Area Real Estate Market Update

The spring market in Edmonton is in full swing now, and April often times can have some of the busiest weeks of the year as homeowners put their homes on the market and buyers look to snag deals to have a place to move into and enjoy over the summer.
As much as we are starting to hear articles come out from major news publications calling Edmonton the hottest market in Canada (which may be true), talking about population increases in Alberta, here is a breakdown of where we sit this year in 2025. April continued where we left off in March, more homes on the market and more homes selling this month than previous. However, for the most part, that is where the INCREASES stopped. The rest of the market on all major factors that I track actually remained relatively flat.
Home prices have not changed much since February and remained relatively flat. Apartment condos are the only one that had anything other than zero, which was a 2.5% increase from March in median home price. With that being said, home values are up between 6.3% for semi-detached and 9.2% for apartment condos from April 2024, but most of that appreciation is riding on the latter part of last year and January this year. Even the average days on market has remained flat from last month at 30 days, which is still lower than this time last year.
So where do we go from here into May if everything is flat? What I can say from writing offers, for those buyers that are just looking to lowball every listing that they are interested in, those offers are falling flat as sellers are starting to not even negotiate unless the offer is within a margin of reason. For sellers, unless the property is priced aggressively that would encourage multiple offers, serious buyers are still making serious offers that are quite reasonable that may require some negotiation, but there are going to be more buyers than I recall last year writing extremely low offers to test the market.
